Under the 2001 Florida Building Code, when a residential or commercial building reaches forty years of age, it must be recertified by an engineer to ensure its structural safety. After that, it must be recertified every ten years. Owners of older properties receive a “Notice of Required Inspection” from the city or county building authority when recertification is required. Property owners then have ninety days to complete the inspection. Even without notification from the overseeing county department, property owners are responsible for acquiring recertification every ten years. A written recertification report prepared by a professional engineer must be submitted, certifying that the building is structurally safe for its specified use and occupancy.

If structural improvements are needed, property owners receive an additional sixty days to complete them, after which the supervising engineer submits a report confirming that the necessary improvements were made and that the building has been recertified.

Although recertification requirements can vary, most counties in Florida issue minimum guidelines requiring buildings of 3,500 square feet or more to undergo a building recertification inspection. Buildings with less than 2,000 square feet, single-family homes, duplexes, non-residential farm buildings, and building units on Indian reservations are exempt from recertification.
