A commercial roof warranty should be reviewed alongside the proposal, roofing system and maintenance plan. Coverage differs by manufacturer, product, installation and warranty program. A long term or “No Dollar Limit” label does not mean every possible cause of damage is covered.

Compare the actual coverage documents

Ask which warranty will be issued and obtain its full wording before selecting a system. Material coverage, workmanship coverage, labor, covered repairs, transfer rights and dollar limits can differ. Review the issued warranty rather than relying on a brochure or a general description of the manufacturer’s products.

Ask about exclusions and reporting procedures

  • Which materials, workmanship and leak causes are covered?
  • Are there wind, hail, ponding-water or other limitations?
  • Is coverage prorated, and are labor or repair costs limited?
  • How must a leak or possible warranty claim be reported?
  • What approvals are needed for rooftop equipment or repairs?
  • Can the warranty be transferred when the property is sold?

Do not assume that a particular event is always excluded or automatically covered. The warranty’s terms and the facts of the issue determine the manufacturer’s response. Property insurance is a separate agreement with its own conditions.

Follow the roof’s care requirements

Keep the warranty, installation records, inspection reports, photographs and repair invoices in one file. Follow the applicable manufacturer’s maintenance instructions and reporting process. Coordinate rooftop changes and repair materials with the warranty requirements. Inspection frequency and approved repair procedures are specific to the program; they are not identical for every roof.
